Overview
Sandpoint Apartments brings 97 residences into two four-story mixed-use buildings, with ground-floor office space, a gym, and a donut shop. The architecture was developed to respond to the community's historic character while meeting an ambitious development program.
The Challenge
The project began with a parcel previously associated with a single-family home. The developer sought to maximize residential units and accommodate the additional commercial uses without on-site parking.
Our Approach
RAD worked closely with the city and developer, refining the program and building design to balance those goals with local requirements and Sandpoint's architectural context.
